Frequently Asked Questions

1. How does the purchase process work? The first step is to pay the doc fee/down payment using the link on the listing page. Then we will email you asking for your contact information that we need to prepare the contract. Please be sure to check your spam/junk folder if you don’t hear back from us as it may be there. Once we get the information we need from you, we will prepare the contract. Then we will send you a link to sign the contract online. The monthly payments will begin one month later.

2. Do you have anything in ______ area? No. All of the available properties are listed on the website. I do not have any offline inventory.
As soon as a property becomes available I put it on the website. Please do not contact me asking if I have something that’s not listed on the website. I am the owner of these properties, I am not a realtor.

3. How do I verify that you are the owner of this land? Ask me for a copy of my recorded deed and I’ll be glad to send it to you.

4. Can I go look at the property?  Yes, you may go and see the property.  Maps and gps coordinates are provided for each property listing.  I do not live near the properties and will not meet you at the property.

5. How do I make the down payment/doc fee? Use the link on the listing page and use a debit or credit card.

6. How do I make the monthly payments?  The monthly payments will be debited from your checking account using ACH – checking account/routing number.  The monthly payments start 30 days after the down/doc fee is made.  GeekPay.io is used to manage the loan. You will have your own login and can see the loan balance at any time. You will also be able to see a record of your payments, make extra payments and change your banking information all online.

7. Can I pay the property off early or make extra payments? Yes, you can log in to GeekPay.io and make extra payments at any time or pay the property off. There are no pre-payment penalties.

8. Is water and electricity available? For most of the properties we sell the answer is no. If they are available it will be noted on the website on the property listing page.

9. Are there back taxes owed? No, we pay any back taxes that are owed when we acquire the properties.

10. Can I live on the property? If you finance the property from us on a contract for deed, you can not use the property as your primary residence until the loan is paid off. This is due to the owner finance laws of the state being much more regulated for a residence than for vacant land. You can camp on the property, you can use it but it can’t be your primary residence until you pay it off. If you pay cash for the property you can live on it as soon as you get the deed.

11. Who pays the property taxes? If you finance the property with us on a contract for deed, we will pay the taxes for you until the loan is paid off. The taxes are included in your monthly payment.

12. How does the financing work? The owner financing option is offered from Country Land Store and not from a bank. No credit check is required. You just have to pay the doc fee/down payment and then sign the contract. Monthly payments will be debited from your checking account starting one month later. We use a company called GeekPay.io to manage the loan. You will have your own login where you can monitor the loan balance, see a record of your payments, make extra payments and update your banking info at any time.

13. Do I have to be a U.S. citizen to buy land? No, U.S. citizenship is not required to buy land. If you plan to finance the property, you will need a checking account in the U.S.

14. Do you have a survey? No, we don’t survey the properties.

15. Does the property come with mineral rights? We pass along all rights we have in the properties. We do not research and will not verify whether the properties come with mineral rights. This would involve doing a title search all the way back to the 1880s and this is not something we are going to do, so please don’t ask. We specialize in recreational land, we are not mineral dealers. If you want to invest in mineral rights, I am not the right seller for you.

16. Where do I login to see my loan balance or change my banking information? Geekpay.io is the website where you can check your balance, make a payment, update banking info. If you forgot your password, please use the forgot password link.

17. Can you sell my property for me? No, I am not licensed to sell real estate for other people, I can only sell property that I own.

18. Does the property come with water rights? Yes. Many landowners are surprised to know that groundwater is considered part of the surface estate, and not part of the mineral estate. Under Texas law, unless specified otherwise, the mineral estate consists only of oil, gas, uranium, sulfur and salt. Groundwater is part of the surface estate, even though it is located below the surface.

19. What happens once my loan is paid off? Once the loan is paid off GeekPay.io will notify us and we will reach out to you to verify the name(s) and mailing address you want us to put on the new deed. We will get a new deed drawn up and notarized. Then we will mail it to the county clerk’s office to be recorded. The county clerk’s office will record the deed and mail the recorded deed directly to you. This process usually takes 2-3 weeks. Once the the deed is recorded with the county clerk’s office, it can take the appraisal district anywhere from 2 weeks to several months before they update their website with the new ownership information.

20. Can you hold a property for me? We do not place holds on properties.
